High Park area worth the hype?

I've been hearing a lot about the High Park neighborhood lately. The parks and green spaces seem amazing for outdoor lovers, but I'm curious about the rental prices. Is a two-bedroom up there as much as people say? And how's the safety? Anyone living there can share some insights?
