Are eco-certifications worth the hype or just a marketing gimmick?

I've been looking at LEED and WELL certified buildings in Toronto, but I can't help but wonder: do these eco-friendly features really lead to significant savings on utilities? Is the green premium just a clever marketing tactic? Would love to hear others' experiences!
