Need advice on renting in Kensington Market

Hey everyone! I'm moving to Toronto next month and really love the vibe in Kensington Market. I've seen a few 1-bedroom apartments for around $2200/month. Is this a reasonable price for that area? Also, what should I look out for when it comes to leases here? Any advice is much appreciated!
