Why are new apartments so much more expensive?!

I can't believe the rent increases I'm seeing in Toronto! I thought my current place was pricey, but now I'm finding that moving could mean a 30-50% jump in rent. Why is it that the same building charges new tenants $500 more than me? This turnover rent spike is baffling!
