Stuck in Lease - Need Tips on Breaking Early Without Penalty

I'm feeling so overwhelmed right now. I'm stuck in a lease and need to leave for personal reasons, but I really can't afford penalties. What are my options? I’ve heard about N11 agreements and subletting, but how do I convince my landlord to cooperate? Any advice would be appreciated!
