Are green buildings worth the hype or just another marketing ploy?

I've been hearing a lot about LEED and WELL certifications and the so-called smart home features. But do these eco-friendly options really save money in the long run, or is it just clever marketing? I want to know if anyone has experienced actual benefits or if it’s all just a shiny package.
