Subletting Confusion: What Can Landlords Really Restrict?

I'm unsure about my rights in terms of subletting. My landlord seems reluctant to allow it but I'm not clear if they can deny a legal sublet. What about Airbnb? Are there specific laws about that, or assignments of lease rights? I need clarity on what's allowed and what isn't.
