What's your must-have amenity in a Toronto apartment?

In-unit laundry is a game changer for me—nothing beats the convenience! Also, I love having access to a gym on-site; it makes staying active so much easier. What do you all think about balconies? I find them perfect for sipping coffee in the mornings. Any other amenities you can't live without?
