Stuck in lease - Need help to break it early!

I'm really stressed about my current lease situation in Toronto. I need to leave early but I'm worried about the penalties for breaking the lease. Has anyone dealt with N11 agreements or found success in subletting? Any tips on getting out without too much hassle would be greatly appreciated!
