Need advice on renting in the Annex area

I’m looking to get a 2-bedroom apartment in the Annex by January and I'm seeing prices range from $2500 to $3200. Is this typical for the area? Any tips on negotiating rent or should I consider other neighborhoods? I'm moving with a partner, so we'd like some space. Thanks!
