Riverside's charm - worth it for rentals?

I've been eyeing Riverside for rentals lately. It has such a quaint vibe, but what’s the safety situation like? The parks and cafes have a cute community feel, but I heard it can get sketchy at night. Anyone have tips or experiences there? Really want to love it!
