Subletting rights confusion in Toronto - help needed!

I'm really confused about my rights when it comes to subletting my apartment in Toronto. My landlord is denying my request, but I thought tenants have some rights to sublet? I don't get what the rules are around Airbnb either and how they factor in. Can anyone clarify this?
