Is the Annex still a good spot for renters?

I've been hearing mixed reviews about the rental prices in the Annex lately. A friend just moved out because it got way too pricey for a one-bedroom. With all the cool cafes and vibe, is it still worth it? Anyone actually living there now? Would love some insights!
