Subletting Rights Question - Baffled Tenant Seeking Clarity

I'm really confused about my landlord's rules on subletting. Can they just flat out deny my request, or are there legal processes I should be aware of? Also, what about Airbnb regulations—are there limits? I just want to know my rights regarding assignment of lease too.
