Is the Annex still a good rental option?

Hey folks, I’ve been eyeing the Annex for renting and I'm curious about how the market is there right now. I’ve heard there are some quirky cafes and bookstores, but are the prices still reasonable, or has it become ridiculously inflated? Also, how’s the vibe around there these days?
