What's the vibe in Kensington Market these days?

Kensington Market always had great character, but I feel like it’s changing with all the new condos popping up. Anyone notice the rents? It might be a bit pricier now, but I love having all those unique shops and restaurants around. Is it still as vibrant, or has it become too trendy?
