lease breaking question - seeking exit options

Hey everyone, I'm feeling really trapped by my lease in Toronto. I need to get out early, ideally without penalties, as my living situation has changed. I've heard about N11 agreements and subletting, but I'm not sure how to approach my landlord about it. Any advice on safe exit strategies? Thanks!
