Assignment vs Sublet: What’s the Best Option for Leaving Early?

I'm trying to figure out the difference between assignment and subletting my basement apartment lease. What's the main difference? If I want to leave permanently, which option is better? Do I need the landlord's approval for either? I'm just confused about how to get out of this lease legally.
