Confusing lease clauses that raise eyebrows

I recently came across a lease that required me to pay a non-refundable 'cleaning fee' upfront, which seems strange. Isn't it standard for landlords to just clean between tenants? Also, there’s a clause about 'no overnight guests' without prior permission. Is that legal? I'm feeling overwhelmed.
