Looking into Leslieville's rental scene - thoughts?

I've been checking out Leslieville lately and it seems like a hotspot for new developments. Has anyone experienced the new landlords offering incentives like free rent? The vibe is fantastic with all the cafes and parks, but what's the overall safety like? Would love to hear some personal takes.
