Need to break my lease early, looking for options

I'm feeling really stuck in my lease and need to leave as soon as possible. Is there a way to get out early without facing penalties? I've heard about N11 agreements and subletting but I’m not sure how to approach my landlord or if they'll cooperate. Any advice would be appreciated!
