Confused about assignment vs subletting options!

I'm really confused about the differences between assignment and subletting my Toronto rental. Which one is better if I want to leave early? Also, do I need my landlord's approval for either? Plus, I'm unsure about the rent ads – does that include tax or are there hidden fees? Help!
