Anyone checked out rentals in the Beach lately?

I’ve been looking at condos in the Beach area. Love the vibe with the boardwalk and all the cafes, but is it worth the rent? Also, I’ve heard mixed things about safety as it gets quieter in the winter. Any long-term residents have insights?
