Need advice on finding a duplex in Leslieville this winter

I’m looking to rent a duplex in Leslieville starting in January. I’ve seen a few listings around $3,000, but I'm worried about heating costs with winter coming. Is that a fair price for the area? Also, any tips for negotiating lease terms would be greatly appreciated!
