Need advice on rent prices in Leslieville this winter

I've been looking at 1-bedroom apartments in Leslieville and most listings are around $2600. I've noticed some significant rent increases lately. Is this the new norm, or am I better off looking in less trendy neighborhoods? Any thoughts on future rent stabilization in this area would be helpful!
