Why is Toronto housing so crazy expensive?!

I just can't believe how expensive housing is in Toronto compared to cities like Vancouver or even NYC! How can a 1-bedroom apartment in Toronto cost more than some places in LA? It makes no sense! What exactly do we pay for in rent? Are utilities included, or are we getting ripped off?
