Need advice on winter rental prices in Kensington Market

Hey everyone, I'm looking to rent a one-bedroom apartment in Kensington Market this winter. I’ve seen places listed around $2300/month, but I'm not sure if that's reasonable for this area. Does anyone know what the average rent is currently, or if I should be looking elsewhere? Thanks!
