Wondering about lease terms for my new rental

I'm considering either a condo or an apartment in Toronto and want to clarify some lease terms. Are there specific tenant rights that differ between the two? Also, what are a landlord's obligations in terms of maintenance and repairs? Any insights would be appreciated!
