Lease takeover offer sounds enticing but raises red flags

I've been offered cash to take over a lease in Toronto, and while it seems like a golden opportunity, I can't shake the feeling that something’s off. Why would someone pay me? Could there be hidden issues with the property? I’m torn between the appeal and the suspicion that it’s too good to be true.
