Confused about deposit rules for a new rental in Leslieville

Hi everyone, I'm about to sign a lease for a one-bedroom in Leslieville and my landlord is asking for first and last month's rent plus a $500 deposit for 'holding the unit'. Is this normal, or are they pushing the limits? Any advice would be greatly appreciated!
