Living in Cabbagetown - What's it like?

I'm considering moving to Cabbagetown for my studies. I've heard it's charming with plenty of greenery, but what about the rental prices? Are they reasonable for students? And how's the vibe there—safe for walking at night? Would love to hear from anyone with experience!
