Subletting Rights Confusion - What Can Landlords Do?

I’m really confused about my rights regarding subletting. My landlord seems to be against it altogether, but I thought legally I could sublet under certain conditions. What exactly can they restrict? Also, how does Airbnb fit into all this? Is it just a complete no-no? Help!
