Natural green building question - skeptical of marketing claims

I've been looking into LEED and WELL-certified buildings in Toronto, but I wonder if the premium for eco-features actually translates to real savings. Are smart home features just marketing hype, or do they genuinely reduce costs in the long run? Curious to hear experiences!
