Are eco-certifications worth it? Curious about real savings!

I'm looking into LEED and WELL certified buildings, but I'm a bit skeptical about the marketing hype surrounding eco-features. Do these certifications really translate into actual savings on utilities or maintenance? Also, are smart home features as beneficial as they claim?
