Curious about lease takeover incentives - too good to be true?

I've been offered cash to take over a lease in Toronto, which sounds tempting. But what's the catch? With kids in mind, I’m concerned about the safety, schools, and space. Why would someone pay someone else to assume their lease? Feels suspicious.
