Desperate for advice: Breaking a lease early in Toronto

I'm feeling trapped in my lease and facing serious issues with my landlord. I need to get out early, but I'm worried about penalties and what my rights are. Can I use an N11 agreement to break without penalty or is subletting a better option? Any guidance would be appreciated!
