Confused Tenant Concerned About Rental Scams

I found a listing in Toronto that seems too good to be true. The landlord is asking for a wire transfer before signing a lease, and I'm seeing some weird clauses in the agreement. Are these warning signs? How can I verify if this is a real listing or just a scam?
