Why is Rent 30-50% Higher for New Tenants in Toronto?

I'm honestly shocked by how much rent has jumped since I last looked for an apartment! Same building, different price—why is rent $800 more for new tenants? It feels so unfair with this turnover rent spike. How do we find affordable housing with campus transit access when prices are so ridiculous?
