Why is the rent suddenly $800 more than before?!

I can't believe the rent increases in Toronto! My apartment costs $1,600, but every new place I see is $2,200 or more! How is there such a huge gap? It's the same building, but different prices? Why are new tenants paying so much more? Is this a normal turnover rent spike? I'm so confused!
