Riverside's rental scene - any thoughts?

I've been eyeing Riverside for a while and I'm curious about the rental scene. Are vacancies high? I feel like the neighborhood has so much charm with the cafes and parks, but does it translate to better rental options? Anyone living there, care to share your experiences?
