Curious about cash offers for lease takeovers – is it a trap?

I recently got approached with a cash incentive to take over someone's lease in Toronto. It sounds too good to be true, and I'm wondering what's the catch. Why would someone pay me to take over their lease? Anyone else dealt with this kind of situation?
