Kensington Market vs Queen West: Which area offers better rentals?

I'm torn between Kensington Market and Queen West for my next apartment. Both have vibrant atmospheres, but I'm curious about the rental market in each. Are the units in Kensington more likely to be rent-controlled, or does Queen West offer better options with fewer restrictions? Any insights?
