Confused About Assignment vs Subletting, Help!

I'm really confused about the difference between assignment and subletting my rental in Toronto. I just want to leave this nightmare with my landlord and get out of my lease permanently. Which option is better? Do I need landlord approval for both? Ugh, someone please help me sort this out!
