Subletting confusion - what can landlords restrict?

Hi, I'm in a tricky spot with my landlord denying my sublet request. I thought tenants could sublet with consent, but my landlord seems to have a lot of power over this. Also, I keep hearing about Airbnb restrictions—do they apply here? Can someone clarify the legal steps I should take? Thanks!
