Need clarity on deposit limits for a Yorkville rental

I'm looking at a place in Yorkville, and the landlord is asking for first and last month's rent plus a non-refundable deposit that totals over $5000. Is this legal? I want to ensure I’m not getting scammed. Anyone have experience with deposit rules here?
