Why is rent in the same building so different?

I'm shocked to find that apartments I’m looking at cost 30-50% more than my current rent! Why is rent $500 more for new tenants? It feels unfair to have such a drastic turnover rent spike. Same building, different prices—this pricing disparity makes apartment hunting so confusing and frustrating!
