Are those move-in incentives actually worth it?

Hey everyone! I've been hearing buzz about landlords offering free rent or other perks for students moving in this fall. Is this for real or just a marketing gimmick? Also, how's everyone managing their roommate searches and budgets? Finding a place close to campus is a bit of a headache right now!
