Assignment vs Sublet Confusion: What to Choose?

I'm really confused about whether I should do an assignment or a sublet to leave my rental in Toronto. What's the difference between these options? Is it better to permanently leave and get out of the lease entirely? Also, what does my landlord require for either choice?
