Can anyone speak to the value of living near downtown vs. transit?

I've been weighing the option of moving downtown for better access to the subway. The rent is higher, but my commute could go from 90 minutes to 30 minutes. I’m all for paying a bit more for convenience, but is it really worth it? What do you all think?
