Need advice to break my lease early with a pet!

I’m really stressed about being stuck in my lease with my pet and struggling to find pet-friendly rentals in Toronto. I just want to know what options I have to get out early, maybe through a sublet or an N11 agreement. Is there any chance I can break without penalty if my landlord cooperates?
